The home suffered from functional obsolescence and the traditional floor plan had a wall separating the living room from the family room and kitchen. We provided the engineering to remove a bearing shear wall that separated the two rooms using steel posts and beam.
We then transferred the lateral loads into enlarged concrete footings and the result was one large great room that included multiple seating areas. The owners wanted to have the home feel like a Hawaii home so we used African Mahogany doors and trim in multiple locations. The master bath included a standalone tub and a “Shoji Screen” window.
